Title on the land is Free hold with survey and family deed. The company shall be in charge of the perfection of the land title: C of O, the cost shall be spread on each plot but the company will pay 50% of the cost involved.

What do I get at the completion of land payment alone?

Receipt of payment and contract of sales.

What are the payment structures?

Outright payment (payable within 0-3months) – ₦550,000

Installment Plan:
Initial Payment – ₦100,000
6 months – ₦650,000
12 months – ₦750,000

Other Payments:
Deed of assignment and survey – ₦150,000
Estate Development fee to be determined later.

Monthly installment payment is expected same date every month. Non-payment of installment for 14 days after the due date shall attract a late payment penalty fee of 10% of the expected amount.

Non-payment of instalment payment for more than 3 months consecutively without a written notice to the company shall be considered a fundamental breach of sales contract hence forfeiture of your land with refund of total monies paid less 30% and only after the property is resold.

Dangote refinery, Lekki town secretariat, Lekki Free Trade Zone, Dangote private jetty, Power Oil Company.

What are the transaction process flow?

This include, payment for land, the client signs the Contract of Sale, and Estate Guideline and returns a copy to the company, payment for Survey and Documentation, Issuance of Allocation Letter, Physical Allocation of Plots.

What are the payment structures?

For 600sqms:

Outright payment (payable within 0-3months) – ₦4,500,000
6 months – ₦5,000,000
12 months – ₦6,000,000

For 300sqms:

Outright payment (payable within 0-3months) – ₦2,250,000
6 months – ₦2,500,000
12 months – ₦3,000,000

Non-payment of instalment payment for more than 3 months consecutively without a written consent of the company shall be considered a fundamental breach of the sales contract. A refund of total monies paid less 30% shall be refunded after the property is resold. Make 40% down payment and spread the balance over a chosen duration.

NOTE: Every commercial plot attracts 10% extra on land value.

Are there any encumbrances on the land?

The land is free from every known government acquisition, Omo-onile, individual interest and no adverse claimant. The legal title to the land is “GAZETTE”.

What are the various plots available?

Plots within the Estate are in Clumps thus:

  • Clump A – Ready to build within 4—6 months from allocation.
  • Clump B – Ready to build with 7—12 months from allocation.
  • Clump C – Ready to build within 13—24 months from allocation.
  • Clump D – Land Banking.

You’re to indicate on the subscription form the purpose for which you are purchasing provided always that, where a plot is allocated to subscriber and the subscribers fails to keep to the purpose of the clump, the subscriber will be relocated to another clump within the estate.

Construction can commence once full payment has been paid and the building plan approval has been sought and received from Edge Breaker and the Lagos State Government’s appropriate authorities.

How much is infrastructure?

The infrastructure levy is ₦1, 000,000, that is, Estate development, Estate management and Estate Supervisory. Documentation fee is ₦500, 000, that is, Deed of Assignment, Registered Survey, Deed of Restrictions {Building Brochure}.

Can I resell my plot?

You can sell your plot, if you have paid up your land. However, consent must be sought from and granted by EDGE BREAKER GLOBAL BUSINESS INVESTMENT LIMITED and such consent not unreasonably withheld by the company. We would require you to furnish the company with the details of the buyer.

Selling your plots can be done either by you selling yourself directly or the company selling on behalf of the client. The process of Resale is as follows:

  • In whatever circumstance of sale, you send an email notifying the company of your intention to sell, detailing whether you elect to sell directly or through the company. Email for this purpose should be sent to info@edgebreakers.com
  • For selling directly, all financial obligations to the company (Payment for Land) must have been settled. The cost of the transaction is borne between the parties to transaction why the company charges only the new owner a registration fee of 5% of the current market value of the property, and the new owner makes a payment for Documentation (Deed and Survey).
  • Where there are outstanding payments to be made, and there is no arrangement to settle same, the company will as necessities effect the sale on your behalf, deduct all outstanding fees and 2% agency fee of the current market value of the land, while the remaining proceed is paid to the client. The new owner is obligated to pay for Documentation (Deed and Survey) subsequently.

For engaging the service of the company for Resale:

  • The company is obligated to look for a suitable buyer and the land is offered to the buyer at the current market or best offer value.
  • Upon eventual sale, the company will pay to the client (seller) the purchase price of the land at its current market value less 20% agency and transactional fee and the balance of the proceed of the sale will be paid to the client (seller) while the new owner pay for his documentation (Deed and Survey); provided always that, where the plot to be sold is undeveloped and has not been maintained by the seller, and the company has proceeded to keep the plot maintained and secured on behalf of the seller, the company shall be entitled to an additional 15% of the appreciation value (that is, the difference between purchase price and current price) as at the time of sale, as in envisaged in the estate guideline.
  • Upon resale, the client (seller) must deliver all original copies of documents issued to him to the new owner and/or the company.
  • Where the property is developed, that is, there is an existing building on the land, the company is only entitled to a transactional fee of 1.5% on the sale of the developed property.
